LVP installation in Kissimmee: what it costs and how the job really goes
If you're in Kissimmee and thinking about pulling out the old carpet or tile and putting down luxury vinyl plank, you probably have two questions on your mind: what's this going to cost me, and what's it going to be like having a crew in my house for a few days. What LVP installation costs in Kissimmee
Here's the part most contractors won't put in writing. My pricing is fixed and I'll tell it to you over the phone before I ever come out. There are really two ways to do this: you buy the flooring, or I supply it.
So if you found a deal on planks at the store and just want it installed, I'll walk your space and give you a labor-only quote on the spot. Labor covers the underlayment, the baseboards and transitions, subfloor prep, and cleanup. If you'd rather not shop for flooring at all, I'll supply it and install it: $4.99/sqft for a solid 12-mil plank, $5.99/sqft for a tougher 20-mil, and $6.99/sqft for premium with a thicker wear layer and a lifetime install warranty.
A typical Kissimmee living room and hallway runs somewhere around 600 to 900 square feet. At the 20-mil supplied tier, that's roughly $3,600 to $5,400 all in. Stairs are $90 a step if you've got them. That's it. No trip charges, no mystery line items on the invoice.
The number I quote you on the phone is the number on the invoice. That's the whole point of pricing it per square foot.
How the job actually goes, day by day
People get nervous about having a crew in the house, so here's exactly what happens once you book.
Before we start
I come out and measure for free, usually within 24 hours of your call, and send you a written quote the same day. Once you're good with the number, it's 50% down to hold your spot on the calendar and the other 50% when the job's done and you're happy. I don't ask for the full amount up front, ever.
Day one: tear-out and prep
We move your furniture, pull up the old carpet or tile, and haul it away. Then comes the part that separates a floor that lasts from one that fails in two years: the subfloor. In Central Florida a lot of slabs aren't level, and if you lay plank over a bad slab you'll feel it flex and hear it click. We check it, grind or fill the low spots, and get it flat before a single plank goes down.
Day two to three: the install
This is where LVP shines. Most of my Kissimmee jobs go down in two to three days depending on square footage and how many rooms. We click the planks in, cut around the doorways and cabinets, set your baseboards and transitions, and keep the site clean as we go. You can usually walk on it the same day it's finished.
Why LVP makes sense in Central Florida
Our climate is hard on flooring. Humidity, sliding glass doors letting in afternoon storms, kids and dogs tracking in pool water. Luxury vinyl plank is fully waterproof, it doesn't swell like laminate, and the wear layer shrugs off scratches.
